The government of India introduced the Real Estate (Regulation and Development) Act, 2016, for the purpose of regulation and promotion of the real estate sector in the country. The Telangana State Real Estate (Regulation and Development) Rules 2017 was notified by the state government on 31 July 2017 to ensure transparency and regulation of the real estate sector in the state.
The Value Added Tax (VAT) Appellate Tribunal shall be acting as the interim RERA Appellate Tribunal until a permanent Tribunal is designated in the state.

Step 1: Visit Rera Telangana Website for the TSRERA log-in webpage.
Step 2: Click on ‘New Registration’ to redirect you to the new user registration webpage.
Step 3: Select the user type i.e. ‘Promoter’ and enter the required details. Enter the Captcha code and click on the ‘Create User’ icon once you are done.
Step 4: You will receive verification mail to the email-id mentioned. Click on the activation link to complete the registration process.

Step 2: Click on ‘New Registration’ to redirect you to the TSRERA new user registration webpage.
Step 3: Select the user type i.e. ‘Real Estate Agent’ and enter the mandatory details. Enter the Captcha code and click on the ‘Create User’ icon.
Step 4: You will receive verification mail to the email-id enter. To complete the registration, click on the activation link provided.

Step 2: Click on ‘Services’ on the menu tab. Click on ‘Real Estate Project Registration’ from the drop-down menu to redirect you to the TSRERA log-in page.
Step 3: Enter the user credentials along with the Captcha code to login to your TSRERA account.
Step 4: Once you have logged in to your account. Click on ‘Project Details’ and then ‘Add Project’ from the pop-up menu.
Step 5: Enter the details of your project and pay the registration fee through the payment gateway to completes the registration of your real estate project.

Step 2: Click on ‘Search Registered Projects and Agents’ to view the list of projects registered with the authority.
Step 3: You can also view the details of the project and the land of the concerned project, registration application, and the certificate of registration by clicking on the icons against each project.

Yes, it is mandatory to register all real estate projects with the Regulatory Authority. Failure to do so will result in a penalty up to 10% of the estimated cost of the project.
The TSRERA provides the list of registered real estate projects on its official website for public viewing. Furthermore, the TSRERA has made is mandatory for all real estate project advertisement to carry the registration number.
Yes, any individual who has been aggrieved by the sale or purchase of a real estate project can file a complaint with the Regulatory Authority.
As per Section 29 of the RERA Act, the Appellate Tribunal has to ensure that complaints registered should be disposed of within a period of 60 days from the date of registering the case. However, if the Tribunal fails to dispose of the complaint with the mentioned time limit, the Regulatory Authority will have to record the reasons for the same.
According to Section 3(1) of the RERA Act, the promoter can start advertising the sale of a project once the concerned project has completed registration with the regulatory authority.
As per Rule 8(2) of the Telangana Real Estate (Regulation and Development) Rules, 2017, the real estate agent will have to pay a registration fee of Rs.10,000 if the applicant is an individual. In case the applicant is an entity, a fee of Rs.50,000 is payable towards registration with the regulatory authority.
The registration of a real estate agent with the authority is valid for a period of 5 years from the date of registration.
As per Section 62 of the RERA Act, a real estate agent is liable to pay a penalty of Rs.10,000 per day or a cumulative fee of up to 5% of the cost of the project which he/she had facilitated the sale/purchase without being registered with the regulatory authority.
