    The Chhattisgarh Government has already laid the groundwork for implementing the Real Estate (Regulation and Development) Act, 2016 in the state. Real Estate Regulatory Authority (RERA) will be set up by the State Government and a website for the same is expected to go live soon.

    As per the Act, the rules for real estate developers and agents in the state have been published and they are required by law to follow them. Some of the important rules of the Act for developers and agents have been mentioned below.

    How to Register to CGRera (Promoters/Projects) 

    Step 1: Visit the official website of RERA Chhattisgarh

    Step 2: Go to the “Registration” tab located on the top of the page. 

    Step 3: Move your cursor to the “Promoter/Project” option from the dropdown menu and select “Online Application – Promoter (Saral)”. 

    Click on Registration

    Step 4: You will be redirected to a page where you will be given two options to select fromm – “New Promoter” or “Existing Promoter”. 

    Sign in as promoter

    Step 5: If you are yet to register with RERA, select “New Promoter” and click on the “Continue” button. 

    Step 6:  You will be redirected to a page where you need to go through 6 steps to complete the registration. 

    Step 7: The steps include filling in the required fields with promoter details, members that are to be added, project details, calculation of fees, payment details, and the documents required. 

    Step 8: Don’t forget to pledge that you haven’t undertaken any projects in the last 5 years by ticking the box at the bottom of the page. 

    Step 9: Upon completion of all the steps, click “Save & Submit” to register. 

    Step 10:  If you are an existing promoter, select the other option and click “Continue”. 

    Step 11: You will be asked to key in the reference number. 

    Step 12: After keying in your reference number, click on the “Submit” button to complete the process. 

    How to Register to CGRera (Real Estate Agents) 

    Step 1: Step 1: Visit the official website of RERA Chhattisgarh. 

    Step 2: Go to the “Registration” tab located on the top of the page. 

    Step 3: Move your cursor to the “Real Estate Agent” option from the dropdown menu and select “Online Application”. 

    Sign in as Agent

    Step 4: You will be redirected to another page where you will have to go through a 3-step process to complete the registration. 

    Step 5: The process includes filling in the required fields with key information, including business details, member details, and payment details. 

    Step 6: Verify all the details that you have provided and submit your application. 

    RERA Chhattisgarh Fees

    For Real Estate Developers

    Property Description Fees
    If the area of the proposed project does not exceed 1,000 square metres Rs.5 per square metre
    If the area is more than 1,000 square metres Rs.10 per square metre

    For Commercial Projects

    Property Description Fees
    if the area of the proposed land is not more than 1,000 square metres Rs.20 per metre
    If the area is more than the mentioned limit Rs. 25 per square metre
    If the area is less than 1,000 square metre (Both commercial and residential units ) Rs.10 per square metre
    If the area exceeds 1,000 square metre Rs.15 per square metre

    For Real Estate Agents

    Property Description Fees
    If the applicant is an individual Rs.10,000 & renewal is Rs.5,000
    If the applicant is not an individual paid is Rs.50,000 & renewal is Rs.25,000

    To File a Complaint with Rera

    With the Regulatory Authority and/or Adjudicating Officer Rs.1,000
    If an appeal is being filed with the Appellate Tribunal Rs.5,000
