  • RERA Andhra Pradesh

Andhra Pradesh Real Estate Regulatory Authority (RERA) was set up under the Real Estate (Regulation & Development) Act, 2016. The State Government has already published the Andhra Pradesh Real Estate (Regulation & Development) Act, 2017, the full copy of which can be found on the official Andhra Pradesh RERA website. All builders, developers, and real estate agents are required to follow the rules mentioned in the act and failure to do so may result in strict actions taken against them.

Some of the important features of this Act are:

    • The AP RERA acts as a government body which can be approached by any homebuyer for the purpose of grievance redressal
    • This authoritative body also governs and controls real estate transactions, whether its commercial or residential
    • The law has also made it mandatory for all buyers and developers to publish all the information related to their real estate project on the official AP RERA portal. This includes project plan, layout plan, approval certificates, land title status, schedule for completion, development plan, et cetera
    • In case of any delay in the delivery of the project by the developer, the developer will be liable to compensate the customer

Hence, as seen from the aforementioned points, it is evident that the Real Estate Act 2016, has been designed primarily to protect the interest of customers in the real estate sector. It not only serves as an efficient mechanism for grievance redressal but also introduces accountability and transparency in the sector on a macroscopic level. Furthermore, an Appellate Tribunal will also be established to hear pleas against the verdicts delivered by the state RERA.

RERA Andhra Pradesh Fee for Real Estate Developers

Any real estate developer who is looking to register their project with the state RERA needs to pay a registration fee through a Demand Draft or NEFT/RTGS. This fee is calculated based the type of the real estate project and the area of the land occupied. As a general rule, a fixed sum will be charged per square metre.

You can use the ‘Registration Fee Calculator’ tool found on the AP RERA site to calculate how much fee you will have to pay. For this, you will need to enter the type of project you have, site area, residential build-up area, and commercial build-up area.

Similarly, a real estate agent too, needs to pay a registration fee. This fee is a fixed sum and only varies if the agent is an individual or an entity.
