Why is RERA required in Haryana?

Due to an absence of a governing body for real estate in the country, it was required to initiate a state-wise, authority for real estate in order to make it a transparent and safe market for buyers and sellers alike. This makes it less risky for individuals to purchase real estate in the country. RERA has established new guidelines for builders to follow like timely completion of project, rates at which property is sold, etc.

This was the intention behind establishing the Real Estate Regulatory Authority (RERA) in every state. Some major purposes of this act are mentioned below.

    • To oversee the realty sector and support the rights of the investor
    • To protect the customers from fraud, overpricing, etc.
    • To make the realty sector more transparent
    • To reduce the delays in projects
    • To ensure that builders and developers are accountable for their actions
    • To establish a well-organized redressal and grievance system that homebuyers can count on
    • To set-up an Appellate Tribunal so that verdicts of RERA can be plead against
    • To have new and ongoing projects registered by builders and developers
    • To enable builders and developers to announce the project information in respective RERA websites

With RERA in place, potential homebuyers are not at the mercy of builders and developers. They can now approach concerned RERA for any complaints, concerns or grievances, which will be taken care of impartially. RERA allows a homebuyer to withdraw from a project will full reimbursement in case he/she has been cheated or there is a delay in the project, etc. If the developer or builder does not comply, the homebuyer can always approach RERA and file a complaint.

This authoritative governance is what the realty sector has lacked previously, and the formation of the Real Estate Regulatory Authority has already rehabilitated the real estate sector. It is only safe to say that as the RERA movement picks up pace, it is bound to change the industry even further, allowing a transparent and safe market for investors and developers alike.
