You can always re-apply for a home loan if your first loan application was rejected by the lender. However, there are a few aspects you must consider before doing so.
Credit score: Since housing loans are generally long-term retail loans, lenders look into the applicant’s repayment capacity before approving or rejecting a loan application. Your credit score plays a major role in deciding your repayment capacity against a loan.
If you have a poor score on your credit report, chances of your loan application being rejected are high. The unsatisfactory credit score gauges your creditworthiness which banks and financial institutions consider before processing your loan application. Hence, it is advised to go through your credit score and credit report before you apply for a loan.
In case you have a poor credit score, consider improving your score by making your debt repayments on time before you reapply for a housing loan again. If you do not know what your current score is, you can get your credit score along with the credit report on BankBazaar.
Loan Amount: Since purchasing/constructing a home is a one-time investment, we often tend to overlook the financial costs involved in it. Banks and financial institutions fix the maximum loan amount you are eligible for by taking your present monthly income. There is a high chance your application was rejected because of the loan amount you have applied for.
If the loan amount applied for exceeds your eligible loan amount, the lender can decide to reject your application. In such cases, you can consider increasing the down payment on your home loan to bring down the loan amount.
Other Ongoing Loans: Banks can also choose to reject your home loan application if you have too many other ongoing loans. Since home loan lenders see to it that not more than 50% of your monthly income is being contributed to your loan repayments, any other ongoing long-term loans can result in your application being rejected.
Having too many ongoing loans will not only impact your personal finances but also your repayment capacity. Hence, it is advised to clear the ongoing loans, if any, before you apply for a housing loan.
Co-applicant: There can be instances where applications are rejected due to low income. In such cases, you can consider adding a co-applicant such as a member of your immediate family. This will increase the maximum amount you are eligible for as the income and creditworthiness of the co-applicant will also be taken into account while deciding your eligibility.
Employment: In some cases, the employment of the applicant can act as the deciding factor on whether the loan application is being approved or rejected by the lender. Your application can be rejected if the lender learns that you have been switching between jobs frequently.
Unstable employment can sometimes prove to have a negative impact on your loan application. On the other hand, stable employment with a recognised institution on your application can have a positive impact.
In case your housing loan application was rejected, and you have only been working with the current employer for a short period of time. You can consider giving it some more time before re-applying for another one.
Documentation: Housing loans include a lot of documentation such as identity proof, residential proof, bank account statements, income tax returns, income proofs, property papers, documents approved by concerned authorities, etc. Your loan lender can reject your loan application even if one of the required documents are not submitted.

The Marginal cost of funds-based lending rate (MCLR) has been increased by the State Bank of India (SBI) from 15 January for home loans of one year tenure by 10 basis points. The interest rates have been raised from 8.30% to 8.40% for one year tenure, while for two years and three MCLRs, stand at 8.50% and 8.60%, respectively. The one-month and three-month MCLRs remain the same and stand at 8.00%, and the overnight MCLR stands at 7.85%. This concession comes under the SBI’s festive offer campaign will end on 31 January 2023.

Indian Overseas Bank (IOB) and HDFC bank have increased the marginal cost of funds-based lending rate (MCLR) by 25 basis points. The overnight MCLR and one-month MCLR are 8.50% and 8.55%, respectively, for HDFC bank. The one-year MCLR provided by HDFC is 8.85%, while the two-year and three-year MCLR offered by the bank is 8.95% and 9.05%, respectively. IOB has raised the MCLR benchmark rate by 5 basis points, and the current rate stands at 8.45%. The new rates are already into effect from 7 January for HDFC bank, while the IOB MCLR are effective from today, 10 January.

The Repo Linked Lending Rate (RLLR) and Marginal Cost of Funds Based Lending Rate have both raised at Canara Bank (MCLR). According to a BSE filing, the increased interest rates take effect on 7 January 2023. Canara Bank raised 1-month MCLR rates overnight by 20 basis points, from 7.30% to 7.50%. The six-month MCLR has increased from 8.05% to 8.20%, while the three-month MCLR has improved by 25 bps to 7.85%. The bank raised the MCLR for a single year from 8.15% to 8.35%.

According to the official website of the ICICI Bank, it has hiked the marginal cost-based lending rate (MCLR) for all tenures by up to 25 basis points (a single basis point represents 0.01%). The one-month, three-month, six-month, and one-year MCLRs have increased from 8.0% to 8.40%, 8.45% to 8.60%, and 8.65% to 8.65%. The website also states these increased interest rates are effective from 1 January 2023.

The national consumer court has stated that banks do not need to notify about the automatic adjustment in interest rates to each borrower under a floating rate plan. The borrowers agreed to any increases and decreases in the loan's interest rate when they applied for the floating-rate loan. The National Consumer Disputes Redressal Commission (NCDRC) has stated that such notification on the website of a bank will be recognised as a deemed notice.

Life Insurance Corporation (LIC) Housing Finance has increased its prime lending rates by 50 basis points. The new rate will be effective 22 August 2022. The new interest rates on home loans will start from 8%.

HDFC Ltd. Has hiked its benchmark lending rate by 25 basis points. This is the fifth hike effected by HDFC in two months. The new rate has been increased by 115 basis points since May this year.

On Tuesday, the Bhubaneswar government increased the house building advance (HBA) from Rs.25 lakh to Rs.40 lakh for its employees as well as introduced an 8% interest rate. Over three lakh employees will be benefitted from this move. The interest rate will now continue at 8%, regardless of the loan amount up to a maximum of Rs.40 lakh.The government issued a statement that said state government employees can avail loans in two phases in a 60:40 ratio. According to a government official, the state action follows a similar endeavour by the Centre to reduce the interest rate to 7.1% in accordance with the recommendations of the 7th Pay Commission.

The Reserve Bank of India has approved a merger between Housing Development Finance Corporation (HDFC) and HDFC Bank. This will make HDFC Bank an institution that is wholly publicly owned and end the 21% promoter holding that HDFC currently has in the bank. This will make HDFC Bank one of the 10 most valued banks in the world with the merger being the largest in the corporate history of the country. HDFC shareholders will get 42 HDFC Bank shares for every 25 HDFC shares.
