Latest Updates on SBI Home Loan Interest Rate

State Bank of India increases MCLR by 0.05% across various maturities

The State Bank of India (SBI) has reportedly raised the marginal cost of funds based lending rate by 0.05% or 5 basis points (bps) across various loan tenures ahead of the Reserve Bank of India’s (RBI) fourth bi-monthly monetary policy review. The new effective rates will be applicable from 01 October 2018. Existing home loan borrowers can pay the same rate until the reset clause is specified by the bank while new home loan borrowers will have to pay a higher interest rate on their housing loans. The RBI has hiked its benchmark key repo rate by a total of 50 basis points (bps) or 0.50% in the last two monetary policy reviews, With inflation concerns on the rise amid the losing rupee and increasing crude prices, the central bank is expected to hike the key repo rate by another 25 basis points or 0.25% in its monetary policy review later during the week. The one-year MCLR on which the SBI housing loans are benchmarked currently stands at 8.50%, an increase of 55 bps or 0.55% from 7.95% when the year 2018 began.

    Three Years 8.15% 8.10%

Factors on which the SBI Home Loan Interest Rate Depends

    • Applicant’s Salary: The annual income helps the applicant to identify the rate of interest that he/she has to incur. Income and rate are indirectly proportional to each other. The applicant will be charged a lower rate of interest if he/she has a higher income.
    • Amount of the Loan: If the applicant applies for a higher loan amount, the rate of interest associated with that loan amount will be lesser.

Tips to Reduce SBI Home Loan Interest Rate

    • Shorter Tenure: If the borrower goes for a shorter loan tenure, it will bring up the EMIs for him/her, but in turn it will reduce the total interest paid.
    • Setting EMI Goals: It is of utmost importance to set Emi targets every year. This will help the borrower to reach the finish line of the loan tenure before time easily.
    • Increase EMIs: It is always good to increase the EMI payments whenever the borrower receives a hike or some extra cash.

When i took the loan, the interest rate was 9.25% and based on the RBI it used to fluctuate on yearly basis. They have charged me a processing fee of Rs. 6000 which is quite nominal. I have selected the tenure period of 25 years.

I took a Home loan from the STATE BANK OF INDIA , Everything was good, be it the Customer support or the application process. The interest rate was very low. Most of the time I make the EMI payments online and it was a wonderful experience taking house loan from them.

I have ongoing loan with SBI. I carry a salary account with SBI and when i applied it i didn't had to go through a big struggle. Things were taken care and my application was processed as expected. The interest rates are reasonable and its not a fixed interest rates. They have floating interest rates and i am happy with SBI customer services till date.

My home loan is with State Bank of India. There were no hassles in the process. The documentation process is good. The rate of interest and processing charges is also fine. The after loan services are good too. It has been a good process and I got the loan on time.

The experience with this loan has been good and the process was quite good. The loan amount which they had provided has been sufficient and the interest rate was been nominal. I had to switch it over to MCLR where they had made some charges to reduce the interest rate, other than that there was no other charges.
