A "low interest" loan shouldn't mean you have very little interest in paying it back!
  • Mutation Certificate

When you are selling your property, the prospective buyer may ask you for mutation records. So, what is it exactly and why it is important?

Mutation of a property, also known as “Dakhil Kharij” in Hindi, can be best described as the transfer or change of title ownership of a property at the time of buying or selling. For instance, if you are buying a property from a seller, by mutating the property, your name gets recorded in the land revenue department records.

With the title ownership being transferred, it makes it easier for the government to charge property tax to the rightful person, which in this case is you.

    Importance of Mutation Records

    • Helps the government to charge property tax to the rightful owner of the property
    • Helps you rectify errors in the records in case of any unauthorised transaction against the property
    • If you are the rightful owner of the property, it will be recorded on your name in the land revenue department
    • While selling a property, you have to show the mutation certificate to the prospective buyer for verification
    • For agricultural lands, without mutation the ownership of property won’t be passed on to the new owner
    • It serves as a proof of property ownership
