The dream of owning a house begins with buying a plot. There are several banks and financial institutions which offer monetary assistance to buy sites or land for constructing a house.

    A collaboration of Dewan Housing Finance Ltd. (DHFL) Group and International Finance Corporation (IFC), Aadhar Housing offers loans for different housing requirements. Plot loan offered by Aadhar Housing can be used to purchase nonagricultural land that is located within the local/municipal development authority’s limits. Aadhar Housing also offers finances to construct a house on the purchased plot of land. The loan amount depends on the individual’s requirement and repayment capacity. Both salaried and self-employed individuals can apply for the plot loan from Aadhar Housing.

    Features of Aadhar Housing Plot Loan:

    The Aadhar Housing site loan is filled with salient features. Some of them have been mentioned as under:

    Quantum of loan Up to Rs 2 lakh can be availed. However, the amount should not exceed 75% of the site’s cost
    Eligibility Criteria Minimum age of the applicant should be 18 and above. At the time of the loan’s maturity, he must not be above 60 years of age.
    Interest House must be constructed on the plot in two years from the day the loan was availed or possession is handed over by the Housing Development Agency

    Processing fee 2% of sanctioned loan amount + GST
    Documentation Rs 439 + GST
    Technical verification Rs 1316 + GST
    Subsequent technical verification Rs 439 (GST to be paid extra)
    Copy of property papers Rs.200 + GST for up to 20 pages. Above 20 pages extra price of Re 1 per page would be charged .
    Legal verification Rs 877 + GST

    Documents Required for Aadhar finance Land Loan:

    In order to avail site loan from Aadhar Housing, the individual will have to produce a few documents as proof. The list of documents is mentioned below:

    • Layout/site plan from the developer/concerned authority
    • Site allotment letter
    • Loan application form affixed with 2 passport size photographs
    • Salaried applicants should provide last 6 months’ payslips and latest Form 16
    • In case the applicant is self employed, then the later Income Tax Returns form has to be submitted
    • Legal scrutiny report from the financial institution’s legal department

    1. What is the maximum tenure offered by Aadhar Housing?

      The plot loan can be availed for a maximum of 20 years. The tenure cannot extend beyond 60 years (if the applicant is salaried) and 65 (in case of self-employed).

    2. When will I get the complete possession of the site?

      Until you repay the entire loan amount, the plot remains mortgaged to Aadhar Housing

    3. What is the maximum repayment tenure?

      The applicant choose the tenure to repay the loan, within the five years offered by Aadhar Housing, according to his convenience.

    4. How is the loan amount assessed?

      The loan amount offered to an individual is determined on the basis of his requirement and repayment capacity.

    5. Can there be a co-applicant for the plot loan?

      Yes. The co-applicant may or may not be the owner of the plot.

      I took this second Home Loan with Aadhar Finance, and the experience with it has been okay. They gave Rs.8.18 Lakhs and their process of getting the Loan was smooth. They are charging a Interest Rate of 13.99% which I feel is quite high. The overall experience has been alright.

      I am not that much impressed with this Banks procedure and specially their Rate of Interest. I was offered a 13.25% for a Housing Loan, which would compound to something really huge. They have the option of changing the Bank, which I believe will be my way out of this Financiers.

      The experience i had with the Adhara housing finance was OK . i applied for the loan and the finance guys called me saying that i will be getting a rate of interest of 11% and processing fee of 3% as i was in a serious urgency so i had no other option rather than taking the loan through then and with in 20 days it also got approved .

      Communication part was not good with the AADHAR HOUSING on my home loan like that did not stick to their commitments When I was inquiring with them about the loan process, they quoted some high rate of interest was 14% later after sighing all the documents I receive letter in that it is mention that it is 16% even they don't provide the statement, all the time I have go and ask them and they say we have already mailed you.

      very poor service in providing statements. What ever the condition user need to visit bank to get statement. which is worst in urgency. I am really disappointed while talking to head office contacts 022-39509900 representative lady was not behaving well and no answer of my question just put down the phone in between the call twice.
